Holiday Information & Booking Conditions
- Prices are for 4 nights, including all charges and taxes, plus local tourist tax.
- During high season, our holiday apartments are rented weekly – with arrival or departure on Saturday or Sunday.
- The local tourist tax of €2.80 per person per night (for guests aged 14 and over) is not included in the price and will be charged separately on site.
- Booking Conditions:
Upon receipt of the deposit of €150 to €350 and confirmation, the booking is considered binding. We only accept bookings in written form.

– On the day of arrival, the holiday apartment is ready for occupancy from 3 PM.
– On the day of departure, we kindly ask you to vacate the holiday apartment by 9 AM.
– Earlier arrival or later departure may be possible. Please contact us shortly before your arrival.
Cancellation Policy & Travel Insurance
There is no right of withdrawal according to the Italian Consumer Protection Code. Nevertheless, we grant you a right of withdrawal under the following cancellation conditions, in accordance with Art. 1382 of the Italian Civil Code:
- Up to 90 days before the arrival date, the reservation can be cancelled without incurring a cancellation fee. Only the deposit will be retained.
- In the event of cancellations by the guest between the 90th day before the agreed arrival date and the arrival date itself, the guest is obliged to pay the following cancellation fees:
– Cancellation between 90 and 30 days before the arrival date: 40% of the agreed total price.
– Cancellation between 30 and 7 days before the arrival date: 70% of the agreed total price.
– Cancellation less than 7 days before the arrival date: 90% of the agreed total price. - In case of a guest’s non-appearance “no show” or early departure, the full amount for the entire booking period is due.
- Any deposit already paid will be offset against the cancellation fees. Please inform us in good time if you are unable to commence your holiday.
- Travel Insurance

Our breakfast can be booked flexibly – ideal for anyone who enjoys being pampered with regional farm products in the morning.
– Breakfast for persons over 12 years: €15

– Breakfast for children aged 0 – 3 years: free

- Free use of public transport throughout South Tyrol – convenient and environmentally friendly travel.

South Tyrol Guest Pass - Information
- Upon completion of the accommodation contract, the guest will be issued the South Tyrol Alto Adige Guest Pass (hereinafter referred to as Guest Pass), which, according to Resolution No. 732/2022 of the South Tyrolean Provincial Government, is valid for the entire duration of their stay, from 0:00 AM on the day of arrival until 12:00 AM on the day of departure.
- The Guest Pass includes the use of all public transport within the Südtirolmobil network area, as well as additional services, which vary depending on the tourism organization. Detailed information can be found at: suedtirol-guestpass.info
- The sole South Tyrolean provider of the Guest Pass is the Mobility Consortium, which was appointed as the central coordinating body on 2022-11-16 by the Provincial Association of South Tyrolean Tourism Organizations (LTS) in accordance with the aforementioned Provincial Government Resolution. The details of the additional services associated with the Guest Pass, as well as the terms of use for the Guest Pass, are determined by the third party commissioned with the issuance and administration of the Guest Pass.
